Land Development
The Planning and Development Department is responsible for ensuring that new developments comply with regulations set forth in City’s Zoning Ordinance. As the City of Champaign grows, it is important that it does so in an orderly manner which preserves land, lowers infrastructure costs, ensures high quality development and increases the quality of life for the City’s residents.
The Land Development staff can help:
- Determine the zoning designation of a property
- Determine what regulations apply to that district (permitted uses, setbacks, height limits, etc)
- Determine whether there are any special overlay districts that could apply to a property
- Subdivide a property, or join two properties together
- Explain the City’s sign regulations
- Explain the historic preservation regulations of the Zoning Ordinance
- Provide annexation assistance
