Land Development

The Planning and Development Department is responsible for ensuring that new developments comply with regulations set forth in City’s Zoning Ordinance. As the City of Champaign grows, it is important that it does so in an orderly manner which preserves land, lowers infrastructure costs, ensures high quality development and increases the quality of life for the City’s residents.

The Land Development staff can help:

  • Determine the zoning designation of a property
  • Determine what regulations apply to that district (permitted uses, setbacks, height limits, etc)
  • Determine whether there are any special overlay districts that could apply to a property
  • Subdivide a property, or join two properties together
  • Explain the City’s sign regulations
  • Explain the historic preservation regulations of the Zoning Ordinance
  • Provide annexation assistance

Development Services Handbook

The Development Services Handbook is intended to ensure an efficient and effective development process for all applications and projects in the City of Champaign.  It is also designed to enhance transparency by outlining the internal steps of the development process between departments as there are several activities occurring simultaneously.  The handbook provides guidance and clarity to the City’s development review process.  It is designed to outline each step in the process, from start to finish, with departmental responsibilities clearly defined.
