Lakeowner Associations (LOA)

A legal entity created typically by a real estate developer that maintains a body of water and the area surrounding it within the development. The association has the authority to enforce the covenants, conditions, restrictions and collect dues for maintaining the lake and the common area around it. Property owners around the lake are mandatory members of these organizations. Key issues for lakeowner associations include drainage, mosquito control, fish and plant maintenance, pond ecology, and basic aquatic vegetation management. A board of elected resident-homeowners provides leadership for these organizations.
