Permit Application/Plans
Submit completed application with one (1) set of building and site plans. Any plans and information pertaining to the grading and drainage, erosion control or sump pump discharge should be separate and attached to those application forms.
One & Two Family Residential Code Checklist
Following are the most common omissions/errors on plan submittals accompanying permit applications. Failure to provide the listed information creates plan review delays that may result in added cost to all concerned. Please help to expedite your plan review by providing the following information:

Estimated Plan Review Time
Five (5) business days from receipt of all material. Plan review time is subject to application and plans being complete and in compliance with all codes and ordinances.
One and Two Family Residential Permit Review Process
The applicant starts and finishes the permit process at the same location. One & Two Family Residential permits are processed simultaneously by three City departments to make the process more efficient. When permit applications are submitted to the Building Safety Division at the Champaign Fire Department, they are routed to the individual reviewers that need to review the particular application. The applicant will be contacted by the individual reviewers with questions and comments. The review process is constantly tracked by permitting software which can be monitored by the applicant online. All departments welcome the chance to review particular portions of applications prior to their formal submission in order to make the permitting process proceed smoothly.
1 & 2 Family Residential Review Process

Permit Fees
One Family Dwelling
- Less than 2,500 gross square feet = $345
- 2,500 or more gross square feet = $435
- Addition/Alteration = $6 per $1,000 of construction costs.
Two Family Dwelling
- Less than 2,500 gross square feet = $375
- 2,500 or more gross square feet = $470
- Addition/Alteration = $6 per $1,000 of construction costs.
Minimum permit fee is $45.
Permit fees are payable when permit is issued. Does not include Plumbing, Electrical, HVAC, Sprinkler, and Fireplace permit fees. These permits and fees are available from the respective inspector.
Permit fees are nonrefundable.
Inspections
Required inspections are noted on the permit.
